2023 Census Hamilton Median Income at SA2 Areas
Flagstaff North East (3,093 people) maintains its position as home to one of Hamilton’s highest-income census statistical areas (SA2) over the last three census counts. This suburb, which sprawls north across once-productive farmland, has a median income of $53,700, which is more than $10,000 above Hamilton’s $42,200 average median income. There are four other SA2 areas with median incomes over $52,000, Greenhill Park (1,698 people ) being the highest at $57,500, followed by Burbush-Baverstock [Rotokauri] (1,029 p) at $54,200, Peacocke (369 p) at $53,000, and Miropiko [River road] (3,306 p) at $52,300.

In Miropiko, people have either had some good pay rises, or higher-income people have been moving in to this neighbourhood. It was the tenth wealthiest in 2013, and now it is fifth. Greenhill Park has the top spot but with about half the population base compared to Miropiko and Flagstaff North East. Once Greenhill Park is fully populated its median could move to be more in line with other top income neighbourhoods. In the next census, Burbush-Baverstock and Peacocke could become highest income neighbourhoods/suburbs in Hamilton.
The neighbourhoods of Greensboro, near the university (4,098 people) at $25,000, and Enderley North (2,481 p) at $31,400 continue to be home to some of Hamilton’s lowest income areas, $10,000 below Hamilton’s $42,200 average median income. The median income in the neighbourhood of Chartwell (2,586 p), now at $32,000, is the 64th poorest income area out of Hamilton’s 68 SA2 areas. It was the 58th poorest in the 2013 census. Ruakura (1,086 p) at $13,200 is Hamilton’s lowest income area and Te Rapa South (213 p) at $26,300 is also near the bottom of the list.
The biggest mover in income ranking is Te Rapa South (213 people), which was 28th wealthiest in 2013 and is now ranked 66th out of 68, followed by Burbush-Baverstock [Rotokauri], which was at 46th and is now 2nd wealthiest. Other large movers are Rototuna North (2,310 p) which is now ranked at 49th, down 32 rankings from 17th wealthiest in 2013, and Flagstaff South (3,495 p) which was the wealthiest in 2013 and is now ranked at 21st, down 20 rankings. In contrast, Frankton Junction (675 p) has moved up 23 rankings from 45th in 2013 to 22nd wealthiest.
